Sustainability from Design to Development
At the heart of Cebu Landmasters’ success is a commitment to integrating sustainability from conception to completion. In 2024, the company reinforced its role as an industry trailblazer through an impressive portfolio of certified green projects, including Masters Tower Cebu, 38 Park Avenue, and Latitude Corporate Center. These developments feature advanced green building systems such as energy-efficient HVAC and lighting systems, passive cooling, low-flow water fixtures, and rainwater collection systems. At least seventy percent of CLI’s projects employ louvers and high-performance building envelopes that reduce heat gain and improve ventilation, achieving up to forty-five percent energy efficiency in as-built designs.
The company’s technical planning team ensures that every project aligns with internationally recognized frameworks such as Leadership in Energy and Environmental Design (LEED), Excellence in Design for Greater Efficiencies (EDGE), and the Building for Ecologically Responsive Design Excellence (BERDE) standards. With in-house BERDE-accredited professionals, CLI designs and builds climate-smart spaces that not only minimize carbon footprints but also enhance occupant comfort and well-being. The company’s mixed-use developments, such as Davao Global Township, feature generous green spaces, native landscaping, and flood mitigation systems that integrate sustainable infrastructure with community life. By merging aesthetic innovation with environmental responsibility, Cebu Landmasters demonstrates that building for the future begins with protecting the present.
Green Innovation in Action
Beyond design, CLI’s operations reflect a forward-looking sustainability agenda that merges technology, community welfare, and ecological preservation. Through its RiverRecycle partnership, the company has committed to adopting and cleaning three major rivers in Cebu City, Guadalupe, Kinalumsan, and Inayawan to prevent plastic waste from reaching the ocean. This initiative aims to divert forty tons of plastic and sixty tons of residual waste annually, converting these into recyclable boards that can be repurposed for construction and furniture manufacturing. The company also supports livelihood and training programs for local communities engaged in the recycling process, turning waste management into an opportunity for economic empowerment.
In addition, the CLI Foundation spearheads the Green Resources and Opportunities for Work (GROW) program, which has planted more than four hundred thousand trees since 2021 across sixty-nine hectares of land. In 2024 alone, the initiative added nearly one hundred thousand new trees across thirty-nine native timber and fruit species, achieving an impressive eighty-one percent survival rate. These community-led reforestation efforts not only contribute to carbon sequestration but also provide additional income for farmers and fisherfolk through nursery management and plantation maintenance. Complementing this are eco-learning sessions and biodiversity education programs that equip local beneficiaries with practical skills in sustainable agriculture and mangrove restoration. Through such holistic environmental stewardship, Cebu Landmasters ensures that sustainability benefits both people and the planet.
Sustainability as a Business Imperative
Cebu Landmasters’ sustainability vision extends beyond compliance, it is a cornerstone of the company’s growth strategy and corporate culture. In 2024, CLI launched LEAD (Lending Expertise and Advancing Development), a pioneering initiative in collaboration with the Department of Human Settlements and Urban Development. This program shares CLI’s technical expertise in green design and affordable housing, making Tipolo Residences 2 the first private socialized housing project in the country to earn BERDE certification. The building incorporates solar panels, rainwater tanks, and sewage treatment facilities, while its passive design allows natural ventilation and daylight to flow through all units.
The company’s eco-efficiency programs, which include locally sourced materials, low-VOC finishes, and construction waste reduction, are now standard practices across all projects. Its efforts have attracted recognition from PropertyGuru, BCI Asia, and the Institute of Corporate Directors, earning multiple industry awards for innovation, governance, and sustainable performance. Most notably, Cebu Landmasters was added to ATRAM’s SDG Fund for its strong environmental, social, and governance track record. These milestones underscore the company’s belief that green initiatives are not mere add-ons but integral to long-term value creation. As it continues to build vibrant, resilient communities across the Visayas and Mindanao, Cebu Landmasters exemplifies how real estate can become a catalyst for climate action, inclusivity, and shared prosperity.
